I explain what's actually happening at each step without making you feel stupid for asking. I also help you figure out what you can realistically afford (not just what a bank will lend you) and what trade-offs make sense for your situation.

4. Make Competitive Offers
Seattle's market requires strategy. I analyze recent sales, help you determine a fair offer price, and structure offers that have a shot at getting accepted. If we're in a multiple offer situation, I'll tell you what it'll take to win and whether it makes sense.
5. Navigate Inspections
Once an offer is accepted, inspections happen. I help you understand what's a real problem versus normal wear and tear. We negotiate repairs or credits when appropriate. You decide if issues are deal-breakers.

I coordinate with your lender, the title company, the escrow officer, and everyone else involved. I make sure deadlines are met, paperwork is handled, and nothing falls through the cracks. When problems come up (they always do), I deal with them so you don't have to.
